PCS to JBSA in 2026: The Exact BAH Rates and What They Buy

If your 2026 orders say San Antonio, the first number to know is your Basic Allowance for Housing: at Joint Base San Antonio, an E-5 with dependents receives $1,869 a month, tax-free, which is $22,428 a year, while the same grade without dependents gets $1,500 a month. BAH is set by pay grade, dependency status, and the local housing market, and it resets every January. Here is what the 2026 rates mean for how you rent or buy near JBSA.

This is the honest first-year picture for military families, including the allowance and housing realities behind these numbers.

The exact 2026 JBSA BAH rates

For 2026, the Basic Allowance for Housing for Joint Base San Antonio pays $1,869 a month for an E-5 with dependents, which comes to $22,428 a year, and $1,500 a month for an E-5 without dependents. The rates scale with pay grade and family status, the allowance is not taxed, and it is set to track the local rental market so it moves every January. Whatever your grade, the published JBSA rate sheet is the number to start from, not the rumor mill.

What BAH actually is

BAH is designed to cover typical rent and utilities for your area, not to be spending money. When you live off base you receive it monthly. If you choose privatized on-base housing at JBSA, your rent is generally set against your BAH, so for many families the real decision is whether $1,869 a month rents the two- or three-bedroom home they want in the neighborhood they want.

How far $1,869 goes around JBSA

JBSA is three installations in different markets: Fort Sam Houston near the city center, Lackland on the southwest side, and Randolph northeast of town. The same BAH rents different homes in each corridor. Families at Randolph often land in Schertz or Cibolo, families at Lackland look from the southwest side over toward Helotes and Castroville, and families at Fort Sam Houston balance city access against commute. The allowance is the same number; the housing market is not.

VA loans and the Texas tax angles

A VA loan allows a zero-down purchase with no mortgage insurance, which is how many military families turn a monthly BAH payment into principal instead of rent. Texas has no state income tax, disabled veterans can qualify for a homestead property tax exemption, and surviving spouses of veterans may qualify for their own exemption. The details matter, so I keep a dedicated military guide current for exactly this situation.

Budget the whole month, not just the rent

The honest budget adds utilities, internet, renters or homeowners insurance, and moving costs on top of rent. Texas summers mean air conditioning, so a larger home can eat what looks like a surplus quickly. When the rent for the size you need runs near or above your BAH, the difference comes out of your regular paycheck, and knowing that gap before you sign is the whole game.

Rent or buy on a PCS timeline

Buying usually makes sense when you can stay three years or more, which is a typical assignment length, and when the up-front costs fit your savings. Renting makes sense when the timeline is shorter or you want to test the area first. Neither answer is universal, and the right one comes from your orders, your budget, and your family, not from a rule of thumb.
