PCS to Lackland: Where Should Your Family Live in San Antonio?

Joint Base San Antonio-Lackland is the only enlisted Basic Military Training location for the U.S. Air Force and Space Force, and its 737th Training Group runs more than 36,000 recruits through it every year. If your PCS points at Lackland, the big question for your family is the same one I hear every week: where should we live? Here is the honest, no-pressure rundown of the neighborhoods relocating families actually consider, with real trade-offs on commute, space, and budget.

What your PCS to Lackland actually looks like

Lackland sits west of downtown San Antonio, and every enlisted airman in the Air Force, and since 2020 the Space Force, goes through Basic Military Training here. Training runs about seven and a half weeks from arrival to graduation, a calendar that matters more than you might think when you are trying to settle a family at the same time. When it comes to Lackland AFB housing, you have real options: on-base and privatized military family housing exist for families who qualify, while many families put their BAH toward an off-base rental or purchase near a gate. Either way, the neighborhood math below is the part worth doing early.

Valley Hi near Military Drive: shortest drive, friendliest price

The Valley Hi area, just east of the base along Military Drive, is the nearest off-base pocket for most gates. Homes run older, mostly 1960s and 1970s ranch stock with established trees and real neighborhood character, and prices sit at the friendly end of this list, roughly $200,000 to the low $300,000s. The honest trade is square footage and newer finishes for the shortest commute and the most manageable payment. For a first PCS or a shorter tour, that math is hard to beat.

Heritage and the Loop 410 corridor: quick access, established homes

Swing northeast and the neighborhoods along Loop 410, including the Heritage area, give you quick gate access and established inventory with mature landscaping. Homes here are older in a good way, solidly built with room to update, and prices stay approachable. If you want to be close to the base but with more everyday services and local character around you, this corridor is the sweet spot.

Westover Hills: suburban feel without the long commute

Northwest of the base, Westover Hills delivers an easy 10 to 20 minute commute with a more suburban, residential feel. You get better spacing between houses, newer-generation floor plans, and a calmer pace than the pockets closest to the gate. For a family that wants both proximity and room to spread out, it is a strong middle ground between the close-in corridors and the far-west commutes.

Alamo Ranch and the Far West Potranco corridor: newest homes, longest drive

If new construction is high on your list, Alamo Ranch and the Far West Potranco corridor are where the builders are. Expect fresh floor plans, community amenities, and prices from the low $300,000s and up. The honest trade is time: figure 15 to 20 minutes to the base off-peak and up to around 30 at peak. Families who want a brand-new home and can live with a real commute make exactly this trade every year.

Helotes: Hill Country feel, longer drive

Northwest of the city, Helotes is the Hill Country lifestyle: rolling oak-covered hills, bigger lots, a small-town main street, and a noticeably slower pace. The drive to Lackland is the longest on this list, roughly 25 to 35 minutes depending on your neighborhood and departure time. If weekend quiet and space matter more than a short ride to the gate, Helotes is the classic pick for relocating families with that priority.

Castroville: more land, more value, farther out

West along Highway 90, Castroville is the value play for land. The Little Alsace of Texas, with its historic Alsatian heritage, offers larger lots and more house for the dollar than anything closer in, along with a completely different pace of life. The drive is genuinely long, so it suits families who put space and quiet ahead of commute time and can plan around the daily trip.

Schools for PCS families: match the district to the geography

No ratings or rankings here, just geography, because the real question is which district serves the addresses you are considering. Northside ISD anchors most of the northwest, including Alamo Ranch, the Potranco corridor, Westover Hills, and Helotes, and it also reaches into parts of the Valley Hi area. Southwest ISD serves much of the south and southwest along Military Drive and Loop 410, including stretches of the corridor closest to the base. Medina Valley ISD covers the far west, including Castroville, and dependents living in on-base housing are served by Lackland ISD. Your street address decides the district, and lines sometimes cut through a single neighborhood, so we confirm the assigned campus for each address before you shortlist.

Making the call before you fly in

Start with the commute your family can live with, then layer in budget and space. The pockets closest to the base keep the drive short and the price lower; the farther-out areas trade time for newer construction, Hill Country feel, or land. That is the whole honest trade-off in one sentence. Bring that shortlist to a video consult before your house-hunting trip, and we will match it to current listings and current inventory.
