The San Antonio market, read honestly
Market data is only useful when someone translates it into your decision. Here is where the San Antonio metro stands in the latest numbers (SABOR's September 2026 release), what the trends mean for buyers, sellers, and movers, and the fine print you should know before acting on any headline number.

Sources: median price, days on market, inventory, and sales figures from the San Antonio Board of REALTORS (SABOR) September 2026 market release, as reported by Texas Public Radio and market summaries; mortgage rate from the Freddie Mac Primary Mortgage Market Survey (October 29, 2026); inventory trend from Realtor.com data. Where prices stand
The San Antonio metro median home price came in at $302,999 in September 2026, about 2% below the same month a year earlier ($308,995), according to SABOR's latest market release. Prices have cooled from the hot years, but San Antonio still sits far below Austin, Dallas-Fort Worth, and Houston, and below the Texas statewide median of about $330,000. That affordability is why San Antonio keeps drawing relocating families, and it shows up in every budget conversation I have: $300,000 to $400,000 buyers have real options in good school districts here in a way they often don't elsewhere.
A note on Boerne and the Hill Country
Boerne and Kendall County continue to command a clear premium over the San Antonio metro, but the published medians swing widely depending on the source and ZIP code, so I don't quote a single Boerne number here: county medians move with the mix of homes that close in a given month, and 78006 and 78015 behave differently. What the data does show is that the Hill Country premium has held up even as the metro median has cooled, and that buyers there are paying for land, schools, and lifestyle, not just square footage. For a real answer, I pull the actual closed sales for the specific community you're considering.
Inventory and pace: a more balanced market
The market has clearly shifted from the red-hot seller's years toward balance. In September 2026, SABOR reported about 5.95 months of inventory, with homes averaging 88 days on the market and 2,793 closed sales, down about 2% from a year earlier. Area inventory is also up sharply year over year, roughly 15% higher per Realtor.com data. For buyers, that means more choice and more room to negotiate inspections and incentives. For sellers, it means pricing honestly from day one: overpriced homes sit, while well-priced homes in good condition still attract attention. This is exactly the kind of market where experience and data matter.
Mortgage rates: the 7% reality
The average 30-year fixed mortgage rate was 7.24% in Freddie Mac's late-October 2026 survey, down slightly from 7.32% the week before but well above the 6.17% of a year earlier. At these rates, the monthly payment on any given price is meaningfully higher than it was a few years ago, and that is a big part of why prices have cooled. The practical advice hasn't changed: get pre-approved early, compare lenders, and know what the real payment is before you shop a price range. A small rate difference changes your budget more than most people expect.
The tax picture under every number
Texas has no state income tax, which is a headline benefit for relocators. The trade is property tax. Effective rates in Bexar County typically run about 1.5% to 1.9% of assessed value, with county neighbors varying: Kendall County (Boerne) tends lower, Comal and Guadalupe counties in between. Because the rate varies by city, county, and school district, I pull the actual numbers for the specific homes and communities a client is considering. Asking price is never the whole monthly story.
What this means for your move
For buyers, this market rewards preparation: pre-approval, a clear neighborhood shortlist, and the ability to move when the right home appears. With more inventory and longer days on market, there is room to negotiate that simply didn't exist a couple of years ago. For sellers, honest pricing and presentation decide speed more than ever. For both, the property tax bill and the mortgage rate belong in the budget from the start. The big picture is good: San Antonio remains one of the most affordable, most livable metros in the country, and it's growing for a reason.
