Which Boerne Neighborhood Fits You? (Video)
My newest video, "The best neighborhood in Boerne and who it's for, and who it's not," is a straight walk through Boerne's neighborhoods with the same honest, needs-based lens I use with every buyer: who tends to be happiest in each area, what the trade-offs really are, and who should probably look elsewhere. There is no single best neighborhood in Boerne; there is the one that fits your commute, your schools, your budget, and the weekends you want. This article pairs with the video and gives you the questions to bring to your search.

This is my newest video, and it answers the question I hear most from relocating families: which Boerne neighborhood fits them. I walk through the areas honestly, who each one tends to fit, and who it may not fit, so you can compare with your eyes open.
On my channel: The Best Neighborhood in Boerne and Who It's For, and Who It's Not
What the video covers
In the video, I take you neighborhood by neighborhood through Boerne, and for each area I answer three questions: who it tends to fit best, what the honest trade-offs are, and who may not love it. The framing is deliberate. Neighborhood fit is about your life, not about labels or rankings, and I want you to shortlist Boerne areas with your eyes open before you ever get in the car.
The questions to bring to any Boerne shortlist
Before a neighborhood makes sense on paper, bring your own answers. Where do you commute, and at what time of day? Do school assignments matter to you, and if so, which district boundary does the address fall in? What do you need within a short drive for groceries, errands, and the weekend? How do you want to spend a Saturday, in town or out on the land? And what does your budget comfortably support? The answers to those five questions do more work than any neighborhood label ever could.
The trade-offs are the point
Every Boerne neighborhood involves trade-offs, and the video names them honestly. Some areas sit closer to the corridors that make commutes shorter. Others offer newer homes with community standards and HOA rules along with them. Established neighborhoods bring mature trees and character, and homes that come with different upkeep. None of these is a defect. Each is a trade-off, and the right choice depends on which ones you can live with and which ones you cannot.

The video is the best starting point, and two places hold the details. My Boerne neighborhood guide on this site walks through the areas, the schools, and the commute picture. The companion hub's 2026 relocation guide goes step by step through living in Boerne, from your first visit through your first full year.
