The San Antonio Areas I'd Think Twice About Before Buying in 2026

Buyers ask me all the time which parts of San Antonio give me pause, so I put my honest answer in a video breaking down the areas I'd think twice about before buying in 2026. One buyer's 'think twice' is another buyer's perfect fit, so this isn't a list of places to avoid, it's the specifics worth weighing before you commit.

One buyer's 'think twice' is another buyer's perfect fit, so this isn't a list of places to avoid, it's the specifics worth weighing before you commit.

Here is the full walkthrough, so you can watch the entire breakdown start to finish.

What I weigh before I advise

Before I ever advise anyone to move forward in a part of town, I run the same handful of checks, whether it's an area I love or one I'd weigh more carefully. None of these are deal breakers on their own, but together they draw an honest picture of what buying there really involves.

  • How long similar homes sit on the market before they attract an offer. A longer stretch can mean more negotiating room, and it is also worth understanding why.
  • What resale could look like down the road. The home you buy today is the home you will sell someday, and resale demand varies a lot from one part of town to the next.
  • What's planned nearby: development, roads, and zoning. New construction, commercial growth, and road projects can change daily life in either direction, and the plans are public information worth reading.
  • How the area fits your commute and your everyday lifestyle, not just the house. Schools, errands, traffic, and where you actually spend your weekends all count.
  • The age and condition of the housing stock. An older neighborhood can mean character and mature trees, and it can also mean older roofs, plumbing, and foundations that deserve a careful inspection.

That is the honest 'think twice' work: weighing the specifics, not writing a place off. When a buyer asks me about an area, this is the checklist we walk through together.
