New Construction in San Antonio in 2026: Where the New Homes Are and What They Start At

The two busiest new-construction corridors in the San Antonio area run about $310,000 to $375,000 in the northwest (Potranco Road and Loop 1604, Northside ISD) and about $285,000 to $345,000 in the northeast (Schertz and Cibolo, SCUCISD), and individual communities span from about $214,999 at VIDA to the $590s at Mayfair in New Braunfels. Here is where the new homes are in 2026, what the builders actually start at, and how to compare them honestly.

This pairs with the builder prices above: how a relocator actually finds real value in the San Antonio market, new construction included.

The 2026 landscape at a glance

Builders are active across the entire San Antonio metro, but the two busiest corridors are the northwest along Potranco Road and Loop 1604, where new homes run about $310,000 to $375,000 in Northside ISD, and the northeast in Schertz and Cibolo, where homes run about $285,000 to $345,000 in SCUCISD. Builder starting prices change quarterly with inventory and incentives, so treat every figure here as the honest starting point, not the final number.

VIDA: the south-side master plan

VIDA is a roughly 600-acre master plan on San Antonio's south side, adjacent to Texas A&M-San Antonio, and it spans several builders and price bands. Lennar starts near $214,999 to $339,999, Sitterle townhomes run from about $369,000, Perry Homes from about $469,900, and Highland Homes from roughly $433,000 to $550,000. It is the most talked-about south-side build in the metro right now, and the price spread means a relocating family can shop several builders on one site.

Mayfair: the New Braunfels build-out

In New Braunfels, Mayfair is the master plan to watch, with a base product starting around $290,000, D.R. Horton homes introduced from about $300,000 in early 2026, and Coventry Homes collections starting at $471,990 on 50-foot lots and $579,990 on 60-foot lots. It sits between San Antonio and Austin, which makes it a natural landing spot for relocating families who want the river-town lifestyle with new construction.

Weatherwood: the Medina County newcomer

Weatherwood is a newer master plan in Medina County near Highway 211 and Culebra, roughly 425 acres planned for about 1,280 homes, with starting prices in the high $300,000s to low $400,000s. It is one of the metro's most-watched new communities because it brings a large, planned supply of homes to a corridor that has been short on inventory. If you want a brand-new neighborhood on the west side, this is worth a drive.

Schertz and Cibolo: The Crossvine, Cibolo Canyons, Homestead

The northeast corridor is dense with new builds. The Crossvine in Schertz, in SCUCISD, starts from $344,990 with Chesmar. Cibolo Canyons spans from the $300,000s to about $1 million, and Homestead, also in the Schertz-Cibolo area, runs from the $300s to the $600s. Cinco Lakes starts from $278,990. For military families near JBSA-Randolph and buyers who want strong schools, this corridor is the most active new-construction zone in the northeast.

Johnson Ranch: Bulverde's entry point

In Bulverde, Johnson Ranch starts from the upper $200s, making it one of the more affordable new-construction entries in the Hill Country corridor north of San Antonio. It is a good example of how new construction prices vary dramatically by corridor: the same builder-grade home can start in the $200s in Bulverde and in the $400s in a premium Boerne master plan. The corridor, not the builder, often sets the floor.

How to compare builders honestly

The listed starting price is the floor, not the final number. Compare the base price plus the lot premium and the upgrades you actually want, and ask what incentives and builder financing are on the table, because those move the real price. Verify the exact school district and feeder pattern for the address, and ask about HOA and MUD assessments, which add a monthly line you must budget. And register your buyer's agent at your first visit to the sales office, so they are covered when you buy: the builder typically pays the buyer's agent's commission, so representation costs you nothing and protects you on the contract and inspection.

The honest caveats

Every price in this article is a builder-published starting point as of this writing and changes with lot, plan, and incentives. New construction is a big draw in San Antonio, but new does not automatically mean better value, and the contract, incentives, and inspection deserve the same care as a resale. I represent buyers at builders' sales offices across the metro, and my job is to make sure the incentives are negotiated and the fine print is clear before you sign.
